Accommodation Terms and Conditions

Article 1
HIWIN Co., Ltd. (hereinafter referred to as "Party A") and the guest (hereinafter referred to as "Party B") have entered into a temporary building use agreement as prescribed in Article 40 of the Act on Land and Building Leases (hereinafter referred to as the "Act") with respect to the property subject to the lease (hereinafter referred to as the "Facility") in accordance with the following terms and conditions.
(Contract Term)
Article 2
The contract term shall be as set forth below.
1. This Agreement shall terminate upon expiration of the term and shall not be renewed; provided, however, that this shall not apply where the Facility is reused pursuant to a reservation made through a website listing the Facility.
2. The period of use of the Facility under this Agreement shall be at least 1 night and 2 days (or 2 nights and 3 days for special-zone private lodging facilities), and cancellation for less than 1 night and 2 days (or less than 2 nights and 3 days for special-zone private lodging facilities) shall not be permitted.
3. If this Agreement is terminated in less than 2 days (or less than 3 days for special-zone private lodging facilities), the accommodation fee shall not be refunded.
4. The contract term shall be the designated period based on the reservation details confirmed by the person making the reservation through the reservation website.
(Purpose of Use)
Article 3
1. Party B shall use the Facility solely for temporary lodging purposes.
2. Party B shall not use the Facility for any purpose other than that specified in the preceding paragraph.
(Languages Supported)
Article 4
Guests staying at the Facility must be able to communicate in Japanese, English, or Chinese.
(Identity Verification)
Article 5
In using the Facility, Party B shall be obligated to present identification with a photograph, such as a passport, driver's license, or alien registration card.
(Matters to Note When Using the Facility,
Services That Can Be Provided at Each Facility)
Article 6
Guests staying at the Facility shall observe the following when using it:
1. How to use the equipment provided at the Facility
2. Methods for disposal of waste
3. Not causing inconvenience to the surrounding area due to noise or other disturbances
4. Emergency contact points and initial response procedures in the event of emergencies such as fire
5. For hygiene management of guest rooms and where otherwise necessary for management purposes, entry into the guest room may be made after obtaining the guest's prior consent.
Details are set forth in the attached document (House Rules). Party B shall confirm the same based on Party A's explanation.
(Damage to the Facility and Equipment)
Article 7
Party B shall pay the costs necessary to restore the Facility and equipment to their original condition in the event of substantial damage arising from their use.
(Exclusion of Application)
Article 8
As this Agreement is intended solely for temporary lodging use, Party B acknowledges that the Act on Land and Building Leases does not apply, and that this Agreement does not apply to rooms for which a hotel business license has been obtained.
